Are your adverts up to date?

Answer Our way of working guarantees that we display the most up to date list of adverts on the market:

  • Agencies pay us every month according to the number of adverts published. Adding or deleting an advert is immediately taken into account in calculating their invoice. This encourages agencies to withdraw their properties from our sites as soon as they have been sold as opposed to other sites which offer unlimited or free display.
  • The private owners who take the display up to time of sale formula, can easily withdraw their advert. They are also sent regular e-mails to be sure that their property is still for sale. Validation is obligatory if they wish to keep their advert on line.
From the point of view of results, this allows us to display a catalogue where:

Do you have information about reference XXX?

Answer Green-Acres.com is an internet site that groups together the properties of several agencies and private sellers. We do not sell the properties ourselves.

So as to obtain extra information about a property, you must return to the advert and use the information request form that is under the main photo of the property that interests you. The information will be sent automatically to the seller by e-mail. Once the form has been filled out, you will access the next page with the seller's contact details. You only have to fill in the form once, the information is recorded and used for future requests.

Answer Green-Acres.com is an advertising site that groups together the properties of several agencies and private sellers.

All of the properties that are in our catalogue are on line. To carry out a search, please consult our search page Property search.

I am told that my browser is not set up right. What can I do?

Answer Our sites, as is the case with most internet sites, use Javascript. This is used by all browsers (Netscape, Fireflow, Mozilla, Internet Explorer etc). But it could be that it is not active. If the message 'Javascipt is not activated' appears on the line below in red, then your browser is not set up correctly.

To activate Javascript: In Internet Explorer: in the menu 'Tools', click on 'Internet Options...' , then on the 'Security' tab, then select 'Default level', if this does not work click on 'Personalize the level...' and in the list that appears, find 'Script' (at the bottom of the list) and in 'Active Scripting' click on 'Activate'. Close your browser and re-open it.


How can I see all your property adverts on one page?

Question: I would like to see all the properties on one page. Is this possible?

I am interested in an archived or non-referenced property. Has it been sold?

Description I have found an unreferenced property in the list of archived properties or directly from a search engine. Has it been sold?

Reason: When a property is removed from our site, it is archived. This can happen if the house has been sold and the seller no longer wants to be contacted, or perhaps because the contract for display is no longer valid.

The properties are kept on our sites (except if the seller decides otherwise) so as to allow people having already seen the advert to consult it again. The list of archived adverts can be consulted here.

Solution: We do not provide support for archived properties: we do not know if the property has been sold or not and the contact details of the seller are no longer available. To carry out a new search, click on the following link: Property search


How can I delete my e-mail alert?

A link has been provided in the e-mail to with which to delete your alert. Some message systems split the address into two lines, thus preventing the link from working correctly. In this case use the form below with the information provided in the e-mail alert.

What are the display features of your sites?

Question: I have read your article What are the criteria for choosing a site for my property advert? and I would like to know how your sites compare with these criteria?

Answer There are a lot of sites on internet with a whole variety of offers. Some offer 350,000 properties, others free publication, others video presentations, etc.

With more than 1 000 000 visitors per month for 41885 adverts, Green-Acres.com offers you great visibility to each advert: what really counts for you is the number of people who are genuinely interested who are going to contact you through the intermediate of a site and at what price.

Green-Acres.com has decided to choose visibility for its clients. This is seen in the following points:
  1. To have a reasonable number of adverts to ensure they get maximum exposure. We refuse to use the free listings of adverts that are available. This would increase the size of the site, but would drown your advert in the mass. The development of the number of adverts therefore folows the development of our traffic on the sites (see monthly visits).
  2. To draw attention to your advert. We emphasize our clients adverts and not the adjoining publicity.
  3. We show off your property in the best possible way. We give you the opportunity of putting a complete and structured text online as well as a large number of photographs in compressed format to ensure that your advertisement is accessible even by the large proportion of the internet surfers who have low speed connections.

Are you well referenced?

Question: I would like to place an advert on your site, but before doing so, I would like to know if you are properly referenced.

Answer In the Google ranking of French real estate sites see Google Directory, ImmoFrance.com (the French name of Green-Acres) is one of the first and we display 41885 French properties where other sites display 30 000 or 200 000 properties (not always translated into English). We therefore provide one of the best search engine optimizations per ad on the market.

Green-Acres.com places enormous importance on being referenced by the search engines, especially by Google, which is the biggest, with a 74% share of this market (source: Referencing Review, August 2005).

Our sites were fully redesigned at the end of 2003, although this was not visible to visitors. The objective of this was to provide a site that is more easily referenced by search engines.

To see the results, we invite you to look at the traffic flow (see monthly traffic flow).

For those of you who are interested, have a look at our PageRank (score used by Google to classify sites) by downloading the Google Toolbar from google.com. You can see that our site does not only have a very high PageRank compared to the number of adverts published, but that a large number of adverts themselves have a PageRank higher than 1, something that you will only see rarely elsewhere.


How can a visitor contact me if my address is not displayed on my advert?

Answer Green-Acres.com does not publish the seller's contact information directly in the advertisement. The visitor must first of all fill out the contact form near the photographs.
Once the form has been filled out, the seller's contact details are posted on the following page. This information will be sent to him by e-mail so that it can easily be found after the visit. The seller is informed by e-mail of the request made by the visitor.

If your contact information were directly accessible, they could be extracted automatically by programs that would then send you unsollicited e-mail (spam). The form protects you from these automated programs. Moreover we realized that using a form generates more contacts than simply putting the contact information directly on the ad.



How can I display my advert on the main page of your site?

Answer The publication on the first page of the site is currently a random selection of recent properties. This random selection is done each time the page is displayed in a browser. All properties are dealt with equally and we do not offer the opportunity, even with an extra payment, to publish one ad more frequently.

Green-Acres.com reserves the right to to modify the way this selection is made in the future.


I have been on the photo download page for 15mins. What is happening?

Reason: The photo upload time depends on 2 factors: the size of your photographs and your send speed. (n.b. service providers only announce the reception time for their service). Sending us the photographs by email takes exactly the same amount of time as using our on-line upload interface.

Solution:

  1. Start with only one photograph; you can upload the others afterwards.
  2. By compressing your photographs you can easily decrease the size by as much as 20 times! Use your image software or see: How do I compress my photos?

  3. How can I modify my advertisement text or add photos?

    Answer The text for your advert can be modified and completed at any time by connecting to your management interface. To do this click here.

    Then enter your logon and password. These are sent to you by e-mail when you create your advert. When you are on the statistics page, click on 'modify the advert'.

    If you have lost your password click here, then enter your client reference (your client reference appears on the form with your advert on it, eg: Reference: 873). Your password will then be sent to you by e-mail.

    To add pictures, connect as you did before to modify your ad and then, on the text page, modify the number of photos. Click on 'Continue' and on the next page, you will have the opportunity to load the number of selected photos.


    How can I change my contact details?

    Answer Your data can be modified at any time by connecting to your management interface. To do this click here.

    Then enter your logon and password. These are sent to you by e-mail when you create your advert. When you are on the management page, click on 'see your details'.

    How can I compress my photos?

    Description I want to put the photographs into my advertisement, but it says that the photos are too big and that they should be compressed.

    Reason: The photographs sent to Green-Acres.com must be less than 2 Mo. To do this or to decrease the upload speed by up to 20 times, follow the following instructions:

    Solution: The simplest is to use photo management software like ACDsee. Otherwise, here is a solution that works on all Windows PCs:

    1. Using the right hand mouse button, click on the photo file and select 'Open with', then 'Paint' in the drop down menu (or 'choose program' if Paint is not directly available).
    2. Once the photograph opened in Paint, simply by saving it (menu 'File' then 'Save') can already compress it by a factor of between 2 to 5 which is normally sufficient. Check by looking at the size of the file: right click on the photograph file, then select 'Properties'.
    3. If the result is still insufficient or to further decrease upload time, go into Paint and open the menu 'Image' then 'Stretch/Skew'. Select 50% in vertical and horizontal stretch to further compress by a factor of 4.
    4. Save the image.

    The images published on Green-acres are 20 to 50 KB for optimum remote loading even at low speeds. If you provide us photographs of bigger size, we automatically compress them on our server to bring them back to this size. On the other hand if you provide us photographs of smaller size there will be some loss of quality.


    When I am entering my advert, the list 'city' does not offer me any choices and I am blocked. What can I do?

    Answer Change the browser! This is a well known bug on Internet Explorer for Mac. Microsoft has stopped developping this software for Mac and none of the new Internet functions will ever be developped on this software. Use Safari or Firefox for Mac that work well.

    Why haven't my new photos been displayed?

    Description I uploaded my new photographs correctly to replace those on the site, but the old ones are still in the advert.

    Reason: In some configurations, your Internet browser makes a copy on your hard drive of all the temporary photos it shows. If you reload that page, instead of going back to the server to download the original picture on our site (which takes time), your browser displays the copy that is on your hard drive (which is really fast). This allow the page to be displayed much faster.
    On the other hand, in this configuration, the browser keeps showing the copy on your hard drive, even if you have modified the original picture. Our server is therefore up to date, but you cannot see the correct ad.

    Solution: A simple solution that works in 90% of cases consists in clicking on the 'Refresh' button of your browser (or F5 key under Windows).
    Otherwise, you need to empty your browser's local memory and to be able to see the new photographs, delete the temporary files. With Internet Explorer, go into the menu 'Tools' then 'Internet Options...', click on 'Delete the files...'. Close your browser, then re-open the page. If that does not work, start again then reboot your computer.


    Why do my contact details appear to have already been filled out in the advert form?

    Description I made a request for information about on a property on Green-Acres.com as a visitor and I also placed an advertisement. When I consult my advertisement, information request form has already been filled out with my details.

    Reason: This is normal on the site: the form is pre-filled for each visitor who has already made a request for information in order to simplify further requests.

    Solution: To illustrate this, you can consult other advertisements: they will always appear with the form pre-filled with your information. You can also consult your advertisement with another computer or user: your advertisement will appear with a blank form. Finally, you can remove the 'pre-fill' information which is stored on your computer by deleting the cookies. The following link will allow you to remove the corresponding cookie: Clean the form


    Why do my statistics show 120 visitors per month in 5 mins?

    Description I have created my advert, I have consulted it a few times, but certainly not 120 times. Yet this is what your statistics show!

    Reason: Be careful, the first line of our on-line statistics shows the monthly average. If we have 4 visits in 5 minutes, it is normal for the monthly average to be very high.

    Solution: Look at the second line which provides you the exact total of visits (in terms of the number of times the page is displayed on a browser). The monthly average will start to have meaning only after a few weeks of publication.


    I cannot find my advert any more. How can this happen?

    Answer 2 possibilities:

    1. The most frequent situation: your advert is on line and you cannot find it. This happens if you carry out a search and your criteria are not precise enough. Go to the advanced search page and search by reference (at the bottom of the page), or give the exact price of your property as minimum AND maximum price (after, you can progressively widen your search criteria. To do this click here.

    2. You can also logon to your interface and use the 'Search the site' function. This will enable you to find your advert using the normal search form, but ready filled with the right search criteria.
    3. You are a private seller and your advert has perhaps been withdrawn because you have not replied to the update email. This is sent every 3 months and it is necessary to simply click on the link in the message to keep your advert on line. If you do not do this validation within 10 days, the advert is removed from our sites. If this should be the case, it is still possible to click on the link on the email to put the advert back on line during the following 50 days. Beyond this time, the advert is withdrawn from publication definitively.

    My house has been sold. How can I delete my advert?

    Answer To delete your advert, click on the 'Add your advert' tab and logon to your account. Click on the box to the left of the advert photo, then click on the 'Delete the selected adverts' button.

    If you have lost your password click here, then enter your client code (your client reference appears on the form that presents your advert, eg: 'Reference: 873'). Your password will then be sent to you by email.

    How can I delete my data from the directory?

    Answer To delete your data from the directory, go to the detailed data sheet and click on the 'delete' link at the bottom of the page. An e-mail confirmation will be sent for you to validate the deletion of your data.


    This lead does not answer me or his email is incorrect. What should I do?

    Answer As a seller, we keep you informed of all requests made about your advertisement. We then send you all the information provided by the visitor and we do not carry out any filtering. (It can however sometimes happen that we block messages, but only if they are messages related to unasked for direct marketing, thus illegal (Spam). It can happen that the visitor makes a mistake while entering some details and that the email or the telephone number are incorrect.

    When a visitor fills out the contact form, all the fields for telephone numbers, e-mail, postal addresses … are obligatory. If none of these fields are correctly filled out, then it is not possible to identify the lead.

    Note that there is today no practical way to identify someone on the Internet: There is no 'electronic identity card' mandatory on Internet and you need a legal mandat to know where the internet address was used from.


    I have some doubt about the honesty of this lead. What should I do?

    Answer Presentation on Internet is by nature accessible to a wide and unidentifiablepublic. This could lead to some dubious requests. To protect you:

    1. Green-Acres.com does not publish the seller's contact information directly in the advertisement. The visitor must first of all fill out the contact form near the photographs. This eliminates the automatic email search of robots aiming at sending you spam or getting your contact information.
    2. However some doubtful visitors do not hesitate to contact manually all sellers from sites like ours. To reduce their impact by a factor of 100, the number of contacts made by a visitor in a single day is limited to 15.
    These means will protect you from most of the spam requests and a real visitor will still be able to contact you easily. However, if you have a doubt, do not hesitate to contact the legal authorities. We recommend you to be particularly cautious when:
    • the lead is not ready to come to see your house
    • the lead wants to pay in cash
    • the lead wants to pay on someone else's behalf, or wants to pay more than the price of the house and have a part reimbursement for the difference.
    • the lead has written a dud cheque to reserve the house and asks you to advance the travelling costs.
    • the lead says that he is close to someone important (ex : son of the Benin President, or collaborator of a rich business man,...)
    This will be a con-trick 100% of the time. Not following up with those demands is then the best way to get rid of them.

    Never travel to go and see a buyer, their representative, solicitor, etc... It is for the buyer to make the trip.
